No one likes unexpected expenses, especially when they have a strict budget to maintain. However, when it comes to mechanical systems it is very difficult to project the costs of repairs that may be needed because mechanical problems are very unpredictable.
Many mechanical service contractors sell comprehensive service agreements that are initially very attractive because they cost a set amount per month or per year. However, upon close inspection, a comprehensive agreement may not be so attractive. The price of a comprehensive agreement is based on the worst-case scenario. When calculating this price a service contractor adds together the cost of scheduled maintenance; their overhead; the cost of anticipated repairs; their profit margin, and; a comfortable buffer to protect them against the unexpected.
The nature of comprehensive agreements forces the service contractor to place more emphasis on the amount of work done, rather than on the needs of the client. If actual costs are higher than anticipated, the contractor may look for ways to cut corners. The results may be poorly running equipment or the premature replacement of equipment, which are detrimental to both the client and our environment.
Understanding the client’s concerns, while facing similar concerns ourselves, we at Four Seasons Controlled Climates Ltd. wanted to provide a better solution by offering a program that is not being offered by anyone else in our industry.
As a service company that looks after the best interests of the client at all times, we wanted to offer a program that would provide quality service, flexible budgeting capability, and lower overall costs, without a long-term commitment. Every EBMSP is custom-designed with an optimized maintenance schedule that provides the right maintenance at the right time. We meet the specific needs of your equipment, based on the type of equipment, its age, environmental factors and site conditions.

Easy budgeting with no surprises
Easily budget your monthly expenses for maintenance, service, upgrades, and replacements without the premium price of a partial program.
The amount of money you invest is fixed at the beginning of the agreement. If there is an outstanding balance at the end of the term you may pay the balance or carry it over into a new term. If there is a surplus you may receive payment or apply the surplus to another term.
Regular progress reports
You get quarterly, semi-annual or yearly reports that outline billings versus expenditures to help you keep track of your investment.
Flexible billing
You can arrange for equal monthly, bi-monthly or quarterly billing over a one, two, or three year term.
Annual assessment
Annual assessments ensure billings are reflective of services rendered.
No long-term commitments
You may cancel your EBMSP at any time with a thirty-day notice.
